Local SEO for plumbers and drainage firms

SEO for plumbers and drainage firms

SEO for plumbers comes down to showing up on Google’s map close to the person with the leak. Rank on Google builds that for you, from your Business Profile and your directory listings to the pages on your website, all set up around the jobs you want more of. The whole build is live within 7 days.

Every result on this page comes from one client, Clearline Group, a plumbing and drainage firm in Surrey. When we scanned “plumber” on 24 September 2026, on a 2.5-mile grid over Capel, Beare Green and the Holmwoods, Clearline was in the top 3 across 43.79% of the map and 1st at the four points around Capel.

Top 3 on Google in 90 days. Or £500 back.

Tell the scan the plumbing or drainage job you’d like more calls for and the town you want them in. Within 30 to 60 minutes you’ll see where you stand now, what’s holding your profile and website back, and a price for the build.

A plumbing firm’s map, February against September

Clearline does plumbing, drainage, leak detection and damp work, and the search we’ve followed for it since February is plain “plumber”. Below, the first scan we ran of it sits next to the latest. The February one came from a different scanning tool and covered a far bigger grid, so read them as two snapshots, not a measured before and after.

First scan, 7 Feb 2026. A 13x13 grid covering 373.35 km², from Send and Fetcham in the north down to Cranleigh and Rusper in the south. Average rank 18.95, 46th of the businesses in the scan, and in the top 3 across 1.18% of the map: two points, both by Capel.

Latest scan, 24 Sep 2026. A 13x13 grid with a 2.5 mile radius covering 25.00 mi², over Capel, Beare Green, Newdigate and the Holmwoods. ARP 5.61, which counts only the points where Clearline is in the top 20, and that’s 150 of the 169. In the top 3 across 43.79% of the map, the third-largest share among the 89 businesses the scan found.

The fair comparison, since August

From 8 August every scan of “plumber” has used one fixed grid: the same centre point, the same 169 points and the same 2.5-mile radius. These eight can be read against each other.

In short, Clearline has held its position here without adding to it. Its share has stayed between 40.83% and 44.97%, and it has been third on every one of these scans behind the same two firms.

What hasn’t moved

The two firms ahead of Clearline are in the top 3 across 76.92% and 59.76% of this map. Neither has as many Google reviews: they have 31 and 67, and Clearline has 113, up from 47 on our 27 March scan. Google’s own help page says “More reviews and positive ratings can help your business’s local ranking”, but on this grid the extra reviews haven’t lifted Clearline past either of those two, and we can’t tell you yet what holds them there.

The north of the grid is where it’s weakest. Along the top row, just south of North Holmwood and 2.5 miles from the centre, it’s outside the top 20 at every point, and 19 of the 169 points on the map are past 20th. The grid stops short of Dorking, so this scan tells you nothing about Dorking itself.

Where the customer is standing decides which plumbers they see

Leatherhead was the search Clearline most wanted when it came to us. We scanned “plumber leatherhead” six times between 20 February and 20 March 2026, on grids over Leatherhead and the villages around it, and every time it read 20, the bottom of the scan’s range, at all 169 points.

On 6 May we ran the same search over a much bigger grid, 897.98 km², reaching from Leatherhead down past Crawley. It printed an average rank of 19.75 and not one point in the top 3. Clearline appeared at only six points, all around Capel and Beare Green, and its best was 4th at Capel, about 9 miles south of Leatherhead. Around Leatherhead itself it read 20 at every point.

So the same two words brought up different plumbers depending on where they were typed. Someone searching “plumber leatherhead” from Capel saw Clearline 4th at best, and someone searching it from Leatherhead didn’t see it at all. Google’s help pages say local results are mainly based on relevance, distance and popularity, and with plumbing the search usually comes from the house with the problem.

Customers think in distance as well. Start typing “plumber near” on Google in the UK and it suggests “plumber near me now”, “plumber near me open now” and even “plumber near me within 1.6 km”, while “plumbers near me” brings up “within 10 mi” and “within 20 mi”.

“plumber near me” followed the same pattern. On one grid over the same villages in June, Clearline was in the top 3 across 10.65% of the map on 5 June, 9.47% on 12 June and 15.98% on 19 June, a dip before a rise, and each time its best points were around Capel and Clark’s Green.

We haven’t scanned “plumber leatherhead” since 6 May, so we can’t tell you it has moved since, and we won’t. If the town you want most is a fair drive from your base, it’s worth knowing that before you spend a penny, so put that town into the free scan and it will show you honestly how far off you are.

Google’s own rules use a plumber as the example

Most plumbers work at the customer’s house rather than their own, and Google’s guidelines for Business Profiles use a plumber as the example of what to do about it: “if you’re a plumber and run your business from your residential address, clear the address from your Business Profile.” Instead you list the areas you cover, and Google allows up to 20.

Clearline’s profile follows that to the letter. It shows no address and lists 20 service areas, from Guildford and Woking across to Horsham, Crawley and Redhill, with Leatherhead and Capel among them. Google describes that list as showing “customers where you can provide your products and services”, and its page on how local ranking works doesn’t mention service areas at all. Every scan we’ve run for Clearline, on three different searches, has found its map strongest in the same place, around Capel.

So the build treats the service area as what Google says it is, a promise to customers about where you’ll travel, and makes the patch you really cover plain on your website and your listings as well, without inventing an office in a town you only drive to.

Google gives drainage work no standard jobs

Pick Plumber as your main category and Google offers you a set of standard jobs you can tick. We checked the UK version on 30 September 2026: it has 22, running from tap, toilet and pipe repairs to drain cleaning, and it also offers sump pumps, waste disposal units and pool plumbing repair. Drainage service, the category for drain work, comes with no standard jobs at all, so blocked drains, jetting and CCTV surveys only reach your profile if you type them in yourself.

Clearline has Plumber as its main category and Drainage service as its second, with 44 services on the profile. Eighteen of them are typed in by hand under Drainage service, from blocked drain repair and drain jetting to CCTV drain surveys, manhole inspections and emergency drain unblocking.

On the 24 September scan for “plumber”, 19 of the 20 businesses that made the top 3 anywhere on the map had Plumber as their main category, and the other was filed as a central heating service. None had Drainage service as its main category, so if drains are your bread and butter, choosing the main category is a real decision about which calls you want. If most of your work is boilers and heating, the searches and categories are different again, and that’s what our page for gas engineers covers.

The urgent jobs need their own words too. Clearline lists emergency plumbing repair, burst pipe repair and emergency drain unblocking as separate services, and its hours are set to open all day, every day. Setting hours like that is only worth it if your phone really does get answered at 3am. We haven’t scanned any emergency searches for Clearline, so we’ve no ranking figure to give you for those.

What’s in the 7-day build for a plumbing business

All of this is done and live within 7 days:

Your Business Profile: Plumber or Drainage service up front, depending on which calls matter most to you, and the other one added behind it; every job you do, in the words your customers use, with the drainage work typed in by hand; the areas you cover; and pictures of your own vans and jobs.

Your website: a page of its own for every job you want more of, from burst pipes and leaks to blocked drains and CCTV drain surveys, with the towns you work in named on each.

Citations: your name, number and details listed the same way across the main directories and the trade ones.

Speed, structure and local schema: fixed on your site, so Google can tell it belongs to a plumbing and drainage business and where that business works.

The build is done in 7 days. Climbing the map takes longer, and as Clearline’s fixed-grid run shows, a map can hold steady for weeks on end.

It’s meant for plumbing and drainage firms already making money from their ads.

Get your own map scanned free

Give the scan the job you’d most like more calls for and the town you want them in. It searches that from points spread right across the area, as customers would from their own homes, then goes through your profile and your website. The whole thing takes 30 to 60 minutes. By the end you’ll know where you rank, what’s stopping you, and what the build costs as a one-off payment. After that it’s £99 a month for weekly management and reporting.

There’s no catch in it being free: we need the scan to price your build, and whatever it turns up is yours, even if you decide against the build.
